Facilities Maintenance
The building maintenance function is limited to be performed under the direction of a licensed general contractor, to assure that buildings and other facilities of the Association are properly maintained. Well maintained properties typically have a greater value than properties not well maintained. Moreover, the CC&Rs mandate the Board of Directors to keep the property properly maintained.
Landscape Management
Landscape Maintenance like building maintenance is a specialized field that require unique education, training and expertise. It is apparent that the beauty of property is significantly affected by the beauty and condition of the landscaping. Landscaping management requires a working knowledge of plants, trees, shrubs, flowers, fertilizer, trimming, planting soil conditions, soil erosion, lawns and irrigations, valves and timers. When reviewing an associations financial report, it is apparent that landscape is one of the most expensive line item.
Education and Training
Educating and training our employees and Board of Directors, are at the center of our culture and is number one on our agenda, as we want our employees to be more skilled and to be better at their jobs, and our Boards to be able to make well informed decisions, as they are running the business of the Association. We feel if we make training a significant priority, we must do it right, as training helps establish a consistent culture.
We certainly believe if everyone is on the same
page on that culture, our organization and associations will work better and we
will be able to retain our employees in our industry and have well run
associations.
